  1. A/C OVERFLOWS

Air conditioning and window units can be a source of water damage for your home during the summer. On a humid summer day, the typical central air conditioner produces as much as 20 gallons of condensate. The drip pan may collect more water/condensation than normal. If the condensation line clogs, the drip pan can overflow rapidly every time the A/C cycles on. Be sure to check on the drip pan every week during the summer. It’s normal for it to be wet when the A/C is operating. But if you see standing water in the pan, turn off the unit and call a qualified HVAC service technician.

  1. Summer Storms

Keep your gutters clear and flowing free. If your gutters are clogged and there is heavy rain, this water can build up and spill into your home’s foundation through your roof or into your basement. This summer, take the time to clean out your gutters, or call the professionals if your roof is too high to reach.
