FLOOD ZONE DETERMINATION

Flooding is the most common natural disaster and one of the few natural disaster that can affect every home. Flood is an overflow of water on land which usually dry. It only means that flood can come from natural resources or man-made sources. Buying property comes with a lot of administrative paper works and requirements. One of those requirements is that mortgage lenders must determine whether the property lies in a flood zone area.

Federal Emergency Management Agency maintains official flood zone maps, which designate areas with the greatest risk of flooding. To find the designation of your home, go to FEMA’s Map Service Center and enter your address.

FEMA’ flood map falls into three main zone.

  1. High Risk zone

High risk flood areas begin with letter A or V on FEMA flood maps. These areas are risk of flooding. It also referred as 100-year floodplain. This zone experiences 1 percent catastrophic flood each year. If you are in high risk zone, flood insurance is usually required.

  1. Moderate to Low risk zone

Moderate to Low risk areas begin with letter B, C or X on FEMA flood maps. These areas are outside the 1 percent floodplain, so flood insurance is not required.

  1. Undetermined Risk Zone

Undetermined Risk areas begin with letter D or may not have FEMA flood code. No flood analysis has been conducted in these areas, but a flood risk still exists. Flood insurance rates reflect the uncertainty of the flood code.
