CAUSES OF ROOF LEAKS DURING HEAVY RAINS

Because spring and early summer bring heavy rains, it is a cause for concern. The areas of your roof that are prone to pooling water can lead to a leak during a heavy rain. Keep an eye out for the following problem areas to avoid the need for buckets.
- Plumbing. If you have any vent caps ventilation exhaust fans on your roof, they may be source of your leak. Make sure your bath fan duct is insulated. A fan duct that is not properly insulated will moisten the air. This leads to condensation in the duct. Look out for moisture building in the bathroom walls or within the attic.
- Flat roofs. Some flat roofs lack the drainage required to keep up with heavy rainfall. If your roof lacks proper drainage, this is an excellent place to begin improvements.
- Add gutters and downspouts so that roof water runoff drains away from the foundation.
- Clean out debris from gutters and downspouts; repair or replace leaking/ damaged sections.
- Metal corrosion. Cracks in metal and corrosion around fasteners can create enough space for water to leak. Overtime, expansion and contraction can loosen the seams in a metal roof. This wear and tear may also lead to leaks.
- Degraded shingles. Roofing shingles will dry out and wear to the point that they can longer keep water out. Roof leaks that happen during heavy rains may indicate the end of the shingle’s life.
